How to Create Your First Property
Creating a property is the foundation for everything in Spanr. Properties hold your appliances, fixtures, documents, and care plans, and they determine what appears in your dashboard. When you open Spanr and do not yet have a home, the app automatically offers to create one. If your builder or property manager has already set up a home for you, you may instead use an invite code to join an existing property.
Adding a New Property
- Open the Property Selector and choose Add Property.
- In Create New Property, use the address search to find and select your home. Spanr fills in the street, city, state, ZIP code and geocodes the location automatically.
- Select a Property Type (Single‑Family Home, Townhome, Condo, Apartment, etc.) and, if applicable, enter a unit number. A nickname is created from the street address, but you can edit it to anything you like.
- Tap Save. Spanr creates your home, marks it as your active property, and initializes a set of default spaces—kitchen, bedroom, garage, backyard, and more—so appliances and fixtures have logical locations. Your new property becomes the workspace for everything you do in Spanr.
If you log in and have no property at all, Spanr automatically creates a default “My Property” for you. You can update the address, type, and nickname later from the Edit Property panel.
Joining an Existing Property
If someone has shared a home with you, you can join it instead of creating your own:
- On the Add Property screen, choose Join Existing Property and enter the six‑character invite code you received.
- Once validated, the shared property appears in your list. You will see it in your dashboard with the access level (view, edit, or full) assigned by the owner.
Joined properties do not count against your property limit. The free plan allows one owned property per account, but you may participate in additional homes shared with you.
Spaces and Next Steps
Every new property includes a set of spaces such as Kitchen, Living Room, Garage, Backyard, and Unassigned. These spaces help organize your inventory. You can add your own spaces, rename existing ones (except “Unassigned”), or delete empty spaces later from the Layout tab of the Edit Property panel. After creating your property, you can start scanning appliances, uploading documents, assigning them to spaces, and exploring your dashboard.
