Understanding Inventory vs Fixtures

In Spanr, the things you track inside a property are called Property Items. Each Property Item is one of two types:

  • Inventory Item (Appliances & Devices) — these are movable appliances and devices that belong to the resident. They are not permanently attached to the property and can travel with the owner when they move. Examples include refrigerators, ovens, washers and dryers, dishwashers, microwaves, grills, televisions, vacuums, lawn equipment, and other consumer electronics.

  • Fixture Item (Fixtures & Systems) — these are permanent installations or systems that are built into the property. Fixtures remain with the home even if the occupants change. Examples include water heaters, HVAC units and condensers, swimming pools, water softeners, decks and patios, electrical panels and sub-panels, sump pumps, sprinkler systems, fireplaces, roofs, and other built-in equipment.

Inventory Items (Appliances & Devices)

Inventory Items represent the appliances and portable devices you own. When you add an Inventory Item to Spanr, you can store its brand, model, and serial number; attach manuals, receipts, and warranty documents; and capture photos of installation or purchase details. Spanr uses this information to match your item with official documentation and personalized self‑help guidance. Because these items are movable, they often have shorter maintenance cycles such as filter replacements, cleaning tasks, or simple troubleshooting steps.

Fixture Items (Fixtures & Systems)

Fixture Items represent the permanent systems that make your property function. When you add a Fixture Item, Spanr asks for details such as system capacity, fuel type, filter size, installation date, and installer information. This data feeds into climate‑adjusted care plans and long‑term maintenance schedules. Fixture Items typically require recurring inspections and upkeep—such as flushing a water heater, replacing HVAC filters, servicing a pool pump, or testing a sump pump—and they remain with the property across ownership changes.

Why the Distinction Matters

Classifying your Property Items as either Inventory Items or Fixture Items helps Spanr recommend the right actions at the right time. Inventory Items and Fixture Items have different maintenance schedules, data requirements, and life cycles. By organizing your property with this structure, Spanr can:
